Building in Missoula — what's different here

Missoula sits in a valley at about 3,200 feet, ringed by mountains on every side. Snow load in the city is moderate — manageable — but climbs fast as you gain elevation toward Pattee, Grant Creek, or Sentinel. We design framing to the snow-load spec for your specific lot, not the generic city number.

Wind exposure on ridgeline and bench lots (South Hills, Linda Vista, parts of Farviews) is real. Siding fastener schedules and roof-edge details need to account for it. So does flashing — wind-driven rain finds every gap, especially on south- and west-facing walls.

Summer wildfire smoke is now a yearly factor. We're seeing more clients spec MERV-rated HVAC, sealed building envelopes, and Class A fire-rated siding (fiber cement, metal panel) — especially on lots backing up to wildland-urban interface areas like Pattee Canyon and the upper Rattlesnake. We can build to those specs when it matters.

Soils vary across the valley — alluvial sand and gravel along the river floodplain, denser clay in the South Hills, decomposed granite up Pattee. Frost depth runs around 36 inches in most of the city. We dig real footings on every project — for new construction, additions, and decks alike.

Permits, inspections, and the city/county split

Missoula has two building departments that work the area: the City of Missoula Development Services covers properties inside city limits; Missoula County Public Works Building Inspection covers everything outside the city boundary (including most of Target Range, Lolo, Bonner, and the unincorporated benches). Permit timelines, fee schedules, and inspection scheduling are different between the two — and which one applies depends entirely on your parcel address, not your zip code.

We pull permits, post them, and meet the inspector on site. You shouldn't have to learn whether you're in city or county jurisdiction before you can build your house. That's our job. We've been through enough cycles with both departments to know what they'll flag and what they won't.
